How Long Do Water Heaters Last?

Water heaters are one of those appliances no one thinks about very often. The only times anyone really thinks about them are when they stop working or break in a very bad way. To stop either of these things happening, it’s important to know how long a water heater lasts and how to figure out what’s wrong with it.

Types of Water Heaters

There are two types of water heaters: tank and tankless. Tank water heaters are the most common while tankless water heaters are the most efficient. Both have different life spans, as detailed below.

  • Tank Water Heaters – typically last between 10-20 years
  • Tankless Water Heaters – typically last between 20-30 years

 

What’s wrong with the Water Heater?

Often, water heaters either aren’t replaced when they should be or replacement is put off for one reason or another. Delaying replacement can lead to the following problems.

  • Rusty Water
  • Low Amounts of Hot Water
  • Improper Heating
  • Moisture Around the Top or Base of the Tank
  • Gurgling or Popping Noises
  • Flooding Around the Tank
  • Tank Rupture

If any of these problems occur, it’s time to replace the water heater.

Routine Maintenance

Like most other appliances, water heaters work best when properly maintained. Properly conducted routine maintenance can double the lifespan of a water heater.

At least once a year, preferably before winter, a water heater should be drained and refilled. This will help rid the water heater of calcium carbonate buildup and other sediment that can come to rest in the water heater. Also, water filters can help cut down on the amount of sediment, but they will not get rid of it completely.

Draining and Refilling

  1. Turn off the electric or gas and water supply to the water heater.
  2. Attach a hose to the drain valve at the bottom of the water heater.
  3. Open the drain valve and allow the tank to drain.
  4. After draining, close the drain valve and remove the hose.
  5. Turn on the electric or gas and water supply. Allow tank to refill.
